I want to share something that has always fascinated me. It's the question: why do things almost always get better when a business moves?

"Our business has really picked up?" "My people are so much happier."

I've heard these and other statements from clients over my 50 years as a tenant representative. Here are some reasons why I think that moving can give businesses a boost.

• First and foremost is planning. A production team may not know exactly what it wants in new space, but it really knows what it doesn't want.

• Current space: too noisy New Space: lower ceilings, acoustical tiles.

• Current space: insufficient storage New Space: more storage

• Current Space: poor electrical and communications services

• New space: neat. No tangle of wires!

Minor inconveniences add up and can really impede productivity.

Better space

Recently companies have found that they can get by with less space. Technology has reduced or eliminated the need for much storage, assistants and bulky equipment. So happiness derives not from more space but from better space.

Smooth move

When employees leave their desks on Friday and come in Monday to a whole new environment, it's often like Christmas morning and can be the beginning of new phase in the company's success.
