Peter C. Fischbach has been a licensed commercial real estate professional for over 40 years with his real estate brokerage focus being commercial tenant representation.
Formal Education
Graduate of Barnard/Horace Mann High School, Riverdale, New York. Attended New York University and University of Denver. Licensed in Louisiana then Florida as a Real Estate Broker, since 1979.
Peter has a Florida Certified General Contractor license # CGC 1511979.
Real Estate Experience
A commercial real estate professional since 1977, Peter was recognized by New Orleans' Board of Realtors as a multi-million dollar producer. He was twice awarded special recognition for having the highest yearly volume of business in the city. In 1986 Fischbach earned the prestigious Society of Industrial and Office Realtors designation.
Within real estate brokerage specialties, he can command either side of the lease transaction, a knowledge gained in New Orleans' boom and bust markets of the nineteen eighties. Half of this experience was acquired by exclusively representing tenants, including a thirty million dollar transaction where CNG Producing Company became the signature tenant for a half million square foot building developed by The Edward J. DeBartolo Organization. Representing landlords, his most valuable experience was earned as leasing manager of NOLA's 1-million square foot Place St. Charles. In 1985, at the peak of a depressed real estate market, the building proudly opened over 50% leased.
Since moving back to the Tampa Bay area in June of 1989, he continued to be active in commercial real estate brokerage and development. From consulting assignments, to representing commercial and office tenants and a few landlords, to investment ownership, Peter has experienced, first hand, the bay area's commercial real estate marketplace.
In 1992 Fischbach purchased the 14,000 ft2 Park View Building in downtown St.Petersburg, selling it 10 years later for 7.2 times its purchase price.
In early 1994, Peter purchased the 85-percent-vacant 42,250 ft2 historic (1928) Snell Arcade Building in downtown St.Petersburg and within a year brought it to full rental occupancy and positive cash flow.
In May 1998, Peter assumed the management & leasing of the totally empty Maximo Plaza Shopping Center in south St. Petersburg as Local Operating Partner. Within 100 days of moving his office to the property, the 120,000 ft2 property was 90% leased, realizing the first positive cash flow for its owners in years.
Late 2004 Fischbach began to extensively redevelop Snell Arcade (405 Central Avenue, St. Petersburg), converting the property to mixed-use condominiums, first renovating then selling the units.
Back to his unique agency brokerage business since 2008, Peter serves Tampa Bay area businesses specializing in real estate investor-buyer needs and tenant representation.
